Approved Zoning By-law for the Courtice Main Street Secondary Plan (Phase One)

On June 11, 2018, Clarington Council approved new zoning regulations for Phase One of the Courtice Main Street Secondary Plan.

This zoning allows stacked townhouse apartments and mixed-use buildings (apartments with stores and restaurants on the first floor) of various heights along Durham Highway 2. The greatest intensity of residential and commercial uses will be within the Urban Centre located at Durham Highway 2 and Trulls Road (formerly known as the “Town Centre”).

The new zoning is expected to allow redevelopment along the Courtice Main Street into a mixed-use and transit-supportive area. The Region of Durham has identified Durham Highway 2 as a future rapid transit corridor. The development that will be permitted by this zoning has been designed to take advantage of this higher order transit.

Over time, the Courtice Main Street area will be transformed into a vibrant street that includes a mix of housing, stores and services that is attractive to young people, families, and older adults alike. The focal point of the area will be the Urban Centre complete with a Municipal library and a public square.
